MISSION STATEMENT Our mission is to help as many homeowners stay in their homes as possible. Home ownership is one of the primary pillars of our local, regional and national economies. Each foreclosure weakens those economies, ever so slightly. Each home lost to foreclosure is a personal and financial tragedy that, in many cases, could have been avoided. Our strategy for accomplishing this mission is three-fold: Education, Negotiation and Litigation. Education: The more information homeowners have, the more likely they are to work their way out of foreclosure. The more information homeowners have, the less likely they are to be victimized by those seeking to take advantage of them. Immediate Foreclosure Solutions provides, free of charge and as best we know how, the most current and complete information about the foreclosure process. If other organizations can provide the information more effectively, we include links to those organizations. We provide links to the National Consumer Law Center, the U.S. Department of Housing & Urban Development, the Federal Trade Commission, Consumer Credit Counseling, multiple free or low-cost legal aid organizations, and many other sources of information and assistance. Negotiation: In order to encourage communication between homeowners and lenders we provide, free of charge, tools that allow homeowners to negotiate with their lenders more effectively. Forms for complete workout packages are available to assist the homeowner in organizing financial information in a manner acceptable to the lender. For lenders requiring specific forms, those forms are provided as we become aware of them. For those who prefer our direct involvement, we negotiate on the homeowner's behalf for a fee. Litigation: When education and negotiation fail, we may recommend litigation. Litigation may mean filing bankruptcy as the negotiation of last resort. Litigation may mean suing the lender for compensation for damages resulting from improper origination, servicing or foreclosure procedures. We are not attorneys and do not provide legal advice. We do provide, free of charge, links to legal aid and pro bono firms that specialize in assisting those homeowners least able to afford representation. We can, in cases where we have confidence in their integrity and abilities, recommend specific firms to homeowners who may not qualify for low-income assistance. We never receive any compensation for these referrals. We do this not because we are a charitable organization but because it is the right thing to do and we can afford to do it - a perfect combination. We are personally offended by those who prey on homeowners in such a difficult situation. We find great satisfaction in exposing the scams, cons and abuses heaped upon those among the most vunerable. We find great satisfaction in knowing, that with our assistance, a home was saved which might well have been lost. |
