Most importantly, our fee is placed in an
escrow account until we are successful. In the event we
are unable to reach a succesful resolution on your
behalf, the funds in escrow are returned immediately.
Many other firms charge less than we do but require a
large deposit up front, and then do nothing. If we are
successful, our fee is 1% of the mortgage balance(s),
about one monthly mortgage payment. We have lower fees
and payment plans for hardship situations.Many states have now made
it illegal for foreclosure consultants to charge a
deposit or up-front fee. We have never charged a deposit
or up-front fee and look forward to the day when all
states make it illegal to do so.
We will
immediately begin to negotiate with your lender on your
behalf for a plan that will get you caught up to date. We
may even be able to get them to agree to defer or waive
some or all of the past due payments for a fresh start.
We will know in 24-48 hours (Monday - Friday) if we are
on track to a successful resolution.
You cannot afford
to have anyone, including us, waste your time when the
foreclosure clock is ticking. Therefore, our contract is
for 48 hours.
There is nothing
we do that you could not do yourself, but many homeowners
are too stressed, intimidated or
inexperienced to effectively negotiate with the lender.

shine.

CAN AN ATTORNEY STOP FORECLOSURE?
Probably not. Usually an attorney will
recommend bankruptcy but that will only delay the
process.
If the
origination, servicing or foreclosure of your mortgage
has not been conducted within the rules of law, an
attorney may be willing to sue for damages that will more
than take care of your mortgage. Even if successful, it

CAN BANKRUPTCY STOP FORECLOSURE?
No.
Bankruptcy can delay foreclosure but it will not stop it.
Once the court approves the foreclosure, the clock
continues from where it left off. Your home is likely to
be sold before the bankruptcy case is completed. In some
states, bankruptcy could actually speed up the
foreclosure process. Chapter 13 could put you in a
payment plan for up to five years that will get you up to
date.

DO YOU ONLY HELP WITH HOUSES?
No matter what type of home you have, you
are welcome to download the materials you need to
negotiate with your lender at no charge. If you prefer to
have us negotiate for you, we can help with any type
home. You must, however, own the real
estate on which your home is located.

WHAT WILL THIS COST ME?
Our fee is one percent (1%) of the balance
owed on your property up to a maximum of $600.

WHAT ABOUT THOSE MONEY BACK GUARANTEES?
Read the "guarantee" carefully. Every one we've
seen says something like "complete refund except for
a processing fee of $xxx which cannot be refunded." That fee is anywhere
from $100 to $300. In other words, they will charge you
up to $300 even if they do nothing.
At Immediate
Foreclosure Solutions we don't charge you anything until
we successfully resolve your foreclosure.
We have never even been asked to refund our fee because
results are delivered before we charge a dime.

HOW DOES THE ESCROW ACCOUNT WORK?
Our fee is one percent (1%) of the balance
owed on your property upto a maximum of $600. Our
fee is due and payable into an Escrow account upon
signing the contract. We will withdraw the funds once we
reach a successful resolution. In the event that we are
unsuccessful, the fees will be returned to you
immediately.
